Course Introduction

The Lease Accounting and IFRS 16 Auditing Training Course provides a comprehensive framework for understanding, accounting for, and auditing lease transactions under IFRS 16. Participants will develop practical skills for identifying lease arrangements, evaluating recognition and measurement requirements, testing lease calculations, and assessing the accuracy of related financial statement balances and disclosures.

The course examines the complete lease lifecycle, from contract identification and commencement through subsequent measurement, modifications, reassessments, renewals, terminations, and lease completion. Participants will learn how to evaluate lease contracts and determine whether arrangements contain leases, while identifying key terms that influence accounting treatment and audit procedures.

A major focus is placed on the lessee accounting model, including recognition of right-of-use assets and lease liabilities. Participants will learn how to test initial measurement, discount rates, lease payments, lease incentives, initial direct costs, restoration obligations, depreciation, interest expense, and subsequent remeasurement, with practical exercises designed to reinforce audit procedures.

The program also addresses lessor accounting, short-term leases, low-value asset exemptions, variable lease payments, lease modifications, sale and leaseback arrangements, and other complex scenarios. Participants will examine how changes in contractual terms can affect accounting balances and learn how to assess whether management has appropriately identified and accounted for those changes.

Participants will develop audit techniques for reviewing lease populations, reconciling lease registers to accounting records, testing contractual terms, recalculating lease liabilities, evaluating right-of-use assets, and assessing completeness. Particular attention is given to identifying unrecorded leases, incorrect lease terms, inappropriate discount rates, missing modifications, and errors in financial statement disclosures.

Through practical lease calculations, contract reviews, audit case studies, reconciliations, analytical procedures, and working-paper exercises, participants will strengthen their ability to audit IFRS 16 accounting. By completing the course, they will be better prepared to evaluate lease accounting controls, challenge significant judgments, identify misstatements, and communicate audit findings effectively.

  • Identify specified assets, substitution rights, decision-making rights, and other contractual characteristics relevant to lease identification.

  • Review property, equipment, vehicle, technology, service, outsourcing, and other agreements for embedded lease arrangements.

  • Test fixed, variable, indexed, usage-based, and other lease payments included in lease liability calculations.

  • Assess the selection and application of appropriate discount rates and review supporting evidence for incremental borrowing rates where applicable.

  • Identify errors in lease terms, payment schedules, discount rates, incentives, and other inputs that can materially affect reported balances.

Module 4: Right-of-Use Assets and Initial Measurement
